Historic adobe and the valley around the plaza, minutes from downtown Las Cruces.
Old Mesilla is the historic heart of the valley: adobe walls, the plaza and its portal, brick sidewalks and mature cottonwoods. Homes here trade on character, lot size and how close they sit to the plaza, and the valley around town brings in irrigation and acreage questions that a city buyer has usually never had to ask.

Hillside homes on the west side of Las Cruces with long valley views.
Picacho Hills sits on the rising ground west of the city, known for larger lots, custom homes and views back across the valley to the Organ Mountains. Buyers here are usually trading up, and the questions are about lot orientation, grading, well and utility service, and what a view premium is really worth.

Newer construction on the east side, close to golf and the highway.
The east mesa is where most of the newer building in Las Cruces has happened, with newer subdivisions along the Sonoma Ranch corridor, easy access out to the interstate and a shorter drive to El Paso. Good ground for first time buyers and relocating families who want newer systems and a predictable floor plan.

Acre lots at the foot of the Organ Mountains, east of the city.
Talavera and the foothills east of Las Cruces are acreage country: large custom homes on an acre or more, right up against the mountains. Water, septic, road access and building envelopes all come into play here, which is exactly the kind of buying that needs someone asking the questions with you.

Older established streets near New Mexico State University.
The blocks around New Mexico State University are the established side of Las Cruces: mature trees, mid century and older stucco homes, and steady rental demand from the campus. It is a practical area both for owner occupants who want to be central and for buyers looking at a long term hold.

The Texas side closest to Las Cruces, on the Texas licence.
West El Paso and the Upper Valley are the natural Texas extension of a Las Cruces search: hillside neighborhoods under the Franklin Mountains, valley properties along the river, and the shortest commute back into Dona Ana County. This is the part of the search that needs a Texas licence, which Francisco holds.
